Initially we will arrange a phone/zoom meeting to talk through your requirements and budget. We will discus investment hot spots and  then make recommendations on target areas and property type/expected rental demographic.

We then begin our search and will send you detailed reports on the properties that we recommend including full statements on condition, estimates of any necessary remedial work required, any relevant documentation including home report and rental certifications (if available) and an assessment of expected sales price, rental figures and yield calculations based on concise agent-only industry data.

We will then discus preferred properties in detail and help to formulate an offer. We are on hand throughout the offers process if necessary. 

 We can also introduce investors to an accountant, solicitor, financial advisor, insurance broker, letting agent or furnishing specialist so that our clients have a great team to help them through their investment purchasing journey.

After a successful offer we are there at every step of the Buy-to-Let process for any advice or support.

Property Searching

  • Preliminary contact to discuss investment requirements, preferred locations and price expectations.

  • Introductions to solicitors, Financial advisors and letting agents.

  • Post-inspection property shortlisting 

  • Recommendations detailing rental expectation, yield calculations and suggested price to offer. 

  • Offers and negotiations via solicitor with contact at all times during the offer process.                       

Pre-Purchase Process

  • Oversee conveyancing process - full contact with legal team if required.

  • Arrange survey(s) if necessary

  • Collection of keys on completion

  • Arrange renovation and furnishing quotes if necessary (see other services)

  • Recommendations for building insurance, landlords insurance and contents insurance if required.

Handover To Lettings Agent

  • We will ensure a smooth handover to the letting agent of your choice -  on hand for any issues or questions that they may have prior to first rental.

Sourcing Fee: 

On-Market properties: 1% of purchase price, payable on date of entry. 

Off-Market properties: 1.5% of purchase price, payable on date of entry.

(Minimum fee £1500)

Fully refundable and deductible deposit of £500 due on successful offer

For properties requiring refurbishment we can manage the whole process using our team of trusted partners. We have combined over 30 years of residential project management experience. Extra fees apply. 

Project Management Fees charged at 15% of total cost of works up to £10,000. Thereafter fee charged at 10% for sum above £10,000 (first £10,000 charged at 15%)

We do things a little differently at Property Bee; we don't think you need to break the bank to achieve a high-end aspirational look.
