We also offer renovation and furnishing services at truly competitive prices for clients who just don't want the hassle.

We love property. Its in our blood. We get a huge thrill from helping investors secure great properties, demystifying the investment buying process and sharing our experience and knowledge of the Edinburgh market.

We will talk through investment hot spots and our recommended property style and size to focus on. We can also introduce investors to an accountant, solicitor, financial advisor, insurance broker and furnishing specialist so they have a great team to help them through their investment purchasing journey.

Property Searching

  • Preliminary contact to discuss investment requirements, preferred locations and price expectations.

  • Introductions to solicitors, Financial advisors and letting agents.

  • Post-inspection property shortlisting.

  • Recommendations

  • Offers and negotiations via solicitor.

Pre-Purchase Process

  • Oversee conveyancing process

  • Arrange survey(s)

  • Collection of keys on completion

  • Arrange renovation and furnishing quotes if necessary (see other services)

  • Arrange landlords' building insurance, landlords insurance and contents insurance

Handover To Lettings Agent

  • We are proud to work exclusively with our Lettings partner, Umega Lettings. Winner of multiple Scottish Property Awards they are one of Scotland's largest, fastest growing and constantly innovating letting agents

  • We will ensure a smooth handover to the Umega lettings team to prepare the property for advertising and secure a great tenant.

Registration Fee: £500, only payable on successful offer on a property and deductible from final sourcing fee. No up front fees.

Sourcing Fee: 1% of purchase price, payable on conclusion of missives.

I got in touch with Dave from Property Bee  after reading about their services through Umega with whom I had been working with after moving to the UAE with work and becoming an accidental landlord. 


Kicked things off with an informal chat over zoom giving some info on what I was looking whilst Dave gave an overview of the current market, anticipated ROI and additional services (beyond the search and advice) that Property Bee could offer .
Within a couple of days Property Bee were providing reports from prospective properties including pros and cons .


Happy to report that within 3 and a half weeks of our initial zoom we successfully had an offer accepted on a fantastic property in Leith.


After securing the new property we were keen to turn it around and have it made ready and available to put on the rental market as soon as possible which is where again we turned to Dave and Property Bee who were fantastic in furnishing the place to a very high and cool standard all for a great rate.


Being overseas it was great to have someone like Dave in communication ,updating and providing us on every step of the way.


Within one day of the property going on the market we had received offers from 3 different tenants , 2 of whom had offered over and above the asking rental rate.
